Who qualifies through property investment

Property Value Threshold

Own one or more properties in Dubai with a combined value of at least AED 2 million to qualify for the property-investor category of the Golden Visa.

Off-Plan Property Eligible

Off-plan units from approved developers can qualify, though the amount paid to date typically needs to meet the required threshold.

Mortgaged Property

Mortgaged properties can still qualify in many cases, subject to a minimum equity paid and a no-objection letter from the lending bank.

Family Inclusion

Your Golden Visa can typically be extended to your spouse, children, and in some cases parents and domestic staff.

The Process

From purchase to visa in hand

Complete your property purchase

Register title with the Dubai Land Department once your qualifying property value is reached.

Obtain an initial approval

Apply through the UAE's official Golden Visa channels or an authorised typing centre, submitting your title deed and passport.

Medical test & Emirates ID

Complete a routine medical fitness test in the UAE and apply for your Emirates ID.

04

Visa stamping

Once approved, your 10-year residency visa is stamped in your passport, renewable as long as you retain the qualifying property.
