The Process

Eight steps from shortlist to handover

Define budget & intent

We start with your AED/INR budget and whether the goal is rental income or a personal holiday home — this decides which developer and unit type fits.

Shortlist & virtual walkthrough

We share floor plans, payment plans and ROI projections, and set up a video call on Zoom or Google Meet to walk you through options.

Reservation & booking

A booking amount (often 10–20% of unit value) secures the unit and locks the price under the developer's current offer.

Sign the Sales & Purchase Agreement (SPA)

The SPA can be signed in person in Dubai or remotely via Power of Attorney — no need to travel for most developer sales.

Fund the purchase

Payments are made via international wire transfer under the RBI's Liberalised Remittance Scheme (LRS), which permits up to USD 250,000 per financial year for property purchases abroad.

Follow the payment plan

Installments are staged through construction — typically split before and after handover — as tracked in your developer payment schedule.

Handover & title registration

On completion, the Dubai Land Department (DLD) issues your title deed, formally registering you as the freehold owner.

Rent, hold or apply for a Golden Visa

Hand the unit to a property manager for rental income, use it as a holiday home, or use the investment to apply for a UAE Golden Visa.

Indian bank account for LRS remittance, PAN card, and Form A2 for foreign outward remittance filed through your bank.
